Affordable, Energy-Independent Homes Built From the Ground Up

Carlton Courtyard is a seven-home condominium community in SE Portland's Mount Scott neighborhood, designed and built from the ground up to be both deeply efficient and genuinely attainable. Revive NW partnered with Proud Ground, a community land trust, to deliver homes that stay permanently affordable for income-qualified buyers. Funded in part by the Portland Clean Energy Fund.

Every home is powered by owned rooftop solar and paired with high-efficiency heating, cooling, and fresh-air systems, earning a Home Energy Score of 10, the highest rating, for net-zero-ready performance and very low utility costs. Inside, each ~1,100 sqft home offers three bedrooms, quartz countertops, luxury vinyl plank flooring, and ENERGY STAR appliances.

Arranged around a shared landscaped courtyard, the homes make efficient use of an infill lot while keeping residents walkable to Woodstock, parks, transit, and shopping, a model for how new construction can be sustainable, dense, and affordable at once.

Every unit earned a Home Energy Score of 10 — the highest possible rating — reflecting exceptional insulation, airtight construction, and high-efficiency systems throughout.

Heat Pump Water Heater

Located in the patio closet to keep noise out of the living space. Saves homeowners $300–$500 per year vs. a standard electric water heater.

Fresh Air HRV System

A Heat Recovery Ventilator continuously supplies fresh filtered air and exhausts stale air without losing heat or cooling — better air quality with no energy penalty.

ENERGY STAR Appliances

Every home is equipped with ENERGY STAR certified appliances, reducing electricity use and utility bills from day one without any upgrades required.
