Couch Street is a new townhome development in NE Portland, designed and built for energy efficiency, durability, and long-term value. We took this project from empty lot through design, permitting, construction, and certificate of occupancy. We partnered with Proud Ground, the largest community land trust in the PNW, to deliver affordable homes for income-qualified buyers. Funded in part by the Portland Clean Energy Fund.
Each unit was engineered for net-zero annual electricity costs: a customized rooftop solar array pairs with a high-efficiency heat pump system and heat pump water heater to dramatically reduce utility bills. Superior insulation exceeds Oregon energy code by up to 27%, and a Heat Recovery Ventilator keeps indoor air fresh without wasting conditioned air.
The location is hard to beat: one block from the Blue Line MAX, close to Glendoveer Park, and quick access to I-205 and I-84. Modern finishes inside, built to last outside.

Each home has a customized rooftop solar array sized to its specific roof. Summer production banks credits that offset winter usage, targeting net-zero annual electricity cost.
High-efficiency forced-air heat pumps provide both heating and cooling. Up to 4x more efficient than electric resistance heat and more efficient than a gas furnace paired with standard AC.
Located in the patio closet to keep noise out of the living space. Saves homeowners $300–$500 per year vs. a standard electric water heater.
R-60 attic insulation via raised-heel trusses (22% above code), crawlspace insulation 27% above code, and exterior walls with 10% more insulation than required.
A Heat Recovery Ventilator continuously supplies fresh filtered air and exhausts stale air without losing heat or cooling. Better air quality with no energy penalty.
One block from the Blue Line MAX, near Glendoveer Park, with quick access to I-205 and I-84. Close to grocery stores, schools, and essential retail.
